Asbestos Inspection
What circumstances would I need an Inspection?
If you are renovating or plan to knock down a house that was built prior to 2004, there is a chance that it may contain asbestos. WHAT 2004!! Approximately one third of all homes built in Australia contain asbestos containing materials (ACMs). As a general guideline, if your house was built before the mid-1980s, it is highly likely that asbestos containing materials may be present. If your house was built between the mid-1980s and 1990, it is likely that it may have some asbestos containing materials present. If your house was built between 1990-2004 is it unlikely but not unheard of to contain asbestos containing materials. If it was built post 2004 then it is very unlikely to contain asbestos materials due to legislation rolled out within Australia at the end of 2003.
Under our current legislative codes of Practice revolving around asbestos, it cannot be dealt with any persons who do not have the respective licenses, tickets, training and Personal Protective Equipment (PPE).
Since there is little to no documentation of where or when asbestos sheeting was installed back in the day, we now have Asbestos Inspections that will help us identify on their exact whereabouts – which EnviroX Consulting can directly provide. The pinpointing of where asbestos may be present complemented with a concise and detailed report will greatly reduce and prevent the incidence of accidental exposure to the deemed hazardous material. This can assist you, your family and/or other contractor trades that may need to conduct works in your house or building. As nobody would like to work blindly around the material that may be lurking, we will provide that needed documentation on its whereabouts on top of your home’s paperwork.
At EnviroX Consulting, we specialise and pride ourselves in the pinpointing of where asbestos can be present in your home. This is done through the gathering of samples of not larger than of a 5-cent piece by our specially trained team of Occupational Hygienist. Our team will be able to identify, retrieve and courier samples direct to a NATA accredited laboratory so that results can be reliable and accurate.
It is a requirement under the current legislative codes of practice that the removal of any ACM greater than 10 square metres, it is to be undertaken by a licensed Asbestos Removalist with the required licenses, tickets and PPE – which we can also organise and provide for if required.
Our staff can also determine the overall condition of the suspect material onsite, which would then lead to the decision-making process of how and what measures should be emplaced after the assessment.
If you are uncertain on when your home may be built in, may or may not contain the material? Please do get in touch as it can easily go undetected. Our specialised trained consultants can provide this service to prompt for an immediate result.
Where is Asbestos found?
Due to the fact that the ban on Asbestos did not come into effect in Australia until 31 December 2003. This means that many homes and buildings may still contain ACM. Many homes built in the pre-1990s era may still contain the material in the form of cement sheeting today, these include:
– Eaves
– Rooftops
– Internal and external walls (including cladding)
– Ceiling linings
– Fascia capping
– Garages & Sheds
– Fences
– Mastics (concrete joins and windows)
– Power Distribution Boxes (Internal lining and backing boards)
– Loose fill insulation
– Debris in subfloor spaces and in soil
Typically well-known to be located in wet-rooms and areas of homes – namely internal walls and ceiling linings. Without the reporting of the material’s whereabouts with the correct required documentation, you may experience uncertainty and headaches prior to the commencement of your dream project on your home or building.
Additionally, despite your own research online, asbestos can sometimes be found in unanticipated areas which many will oversee. Our Consultants have the top of the industry equipped tools and experience to go the extra way to guarantee that it cannot be missed and subject to unintended exposure.
How long does an Asbestos Test take?
Asbestos testing – post inspection process in Sydney is a quick and easy process! The turn around time will be dependent on the size and characteristics of your property also the number of samples retrieved from the location. For a typical residential property in Sydney, a Professional Asbestos Inspection will take up to a couple of hours. As for commercial and business clients, a longer inspection time may be required to ensure that the correct Subject areas and number of samples are identified and retrieved. Our team at EnviroX Consulting pride ourselves in meticulous asbestos testing throughout NSW – shortcuts are not taken to ensure reliable samples can be analysed efficiently by our independent NATA Accredited laboratory partners. From a residential home to a multi-story building complex, the subject building is inspected inside and out where possible (with inaccessible areas/rooms carefully listed and stated).
The turn-around time for test results from the laboratory is between 24 and 72 hours – to ensure that you and your family will not be left not knowing whether you could be at risk or not.
Can air be tested for Asbestos?
Of course! Inclusive to the determination of the presence of asbestos in building material, air can also be assessed at EnviroX Consulting. In fact, asbestos poses the greatest risk when its fibres become airbourne through the means of the inhalation of these small microscopic fibres that cannot be seen with the naked eye.
At EnviroX Consulting, we can provide the services of Asbestos Air Monitoring with top of the range Air Monitoring pumps. These devices can be installed in and around subject areas (that may contain asbestos) by our expert trained and licensed staff. Under legislation, Class B (that is, asbestos material in bonded form and non-friable), air monitoring is not mandatory however is advisable to ensure for the safety of all around the area during removal procedures. Whereas under Class A (asbestos in the form of loose and potentially airborne, friable), air monitoring is mandatory and EnviroX Consulting can aid in the swift organising and setup of this service to ensure that the risk is best mitigated and controlled.
The setting up of Asbestos Air Monitoring will also ensure that the removal process of ACM is done on par with the current regulations, essentially an additional form of reassurance that will not only keep yourself at ease but also your neighbours and the wider community. Post asbestos air monitoring, EnviroX Consulting will provide a detailed and concise report to show when and where the works had taken place.
